A: I work primarily in the surrounding areas of Orlando, but other Florida properties can be considered.
Q: What services do you provide as a buyer's agent?
A: I will send you current MLS listings that match your needs and preferences and make appointments for showings to view your favorites. I will write and submit all offers to the listing agent/owner and negotiate on your behalf. I will offer my opinion on any potential home purchase and its condition and value, as requested. Finally, I will help to ensure the closing process is completed in a timely manner.

Q: What do you charge for these property management services?
A: I have the most simplistic and cost-effective fee structure in the marketplace, designed to SAVE YOU MONEY! Also, there are NO YEARLY CONTRACTS or obligations. Just simply cancel your monthly services by the last day of the month. The payment schedule looks like this:
1. $249 tenant acquisition fee (paid when a tenant signs a lease)
2. 10% of rent management fee (cancel anytime)
3. After 12 months of continuous, paid service, the $249 tenant acquisition fee is
refunded to you, and the 12th month of service is refunded to you, too!!!
4. For each year thereafter of continuous, paid service, every 12th month is free!
Q: Who determines rent for my property?
A: Ultimately, the market determines the rental amount for your property and I am able to provide you with good, reliable market information regarding market rent rates. As such, we can recommend market pricing to you but our clients choose the price point.
Q: How long will it take to rent my property?
A: My goal is to have your home rented within a month, and I will market your home aggressively daily! For homes that are not in market-ready condition and/or or priced at above-market conditions, then it can take considerably longer to rent.
Q: Are property management discounts available?
A: Yes! Investors with 5+ properties will receive a significant discount on each property. In addition, we offer active-duty military a significant discount.
Q: Who pays for any maintenance that needs to be done on my property?
A: Unless the tenant is responsible for damage or is negligent with regards to property maintenance, then owners bear the financial responsibility of paying for repairs.
